This policy explains how BuildoBox collects, uses, shares, and protects information when you use buildobox.com and the BuildoBox native apps.

Plain-English Summary
BuildoBox collects the information needed to create accounts, run property analysis, save user workspaces, sync data across devices, manage subscriptions, and provide Premium tools such as tenant tracking, partnership tracking, project tracking, and rehab photo assist. Premium Plus receipt itemization is optional and only processes receipt images you explicitly upload.
We do not sell your personal information. We do not use your information for third-party advertising tracking. We also do not require your personal phone number or home mailing address to create a BuildoBox account. If you enter phone numbers, addresses, tenant details, partner details, or financial assumptions into a workspace, we store that information as part of the product features you choose to use.

BuildoBox operates the website and native apps and is responsible for the BuildoBox-managed account, workspace, subscription, support, and security data described in this policy. BuildoBox is based in California, United States.

Information We Collect
Account, authentication, and security information
Name, email address, profile image, password hash if you use email sign-in, Apple or Google provider account IDs, email verification state, sessions, session bootstrap tokens, mobile access tokens, verification codes, deleted-token tombstones, and request metadata used for security.
Why: Create accounts, sign users in, verify email addresses, keep sessions secure, support mobile sign-in, prevent token replay, and protect the service from abuse.
Subscription, entitlement, and device information
Stripe customer and subscription identifiers, App Store transaction identifiers, Google Play purchase tokens and order details, product tier, renewal or expiration dates, premium device platform, device ID hash, optional device label, device move audit records, IP hash, and user agent.
Why: Unlock Premium and Premium Plus features, restore purchases, enforce platform-specific or multi-platform entitlements, prevent duplicate billing, and support subscription troubleshooting.
Property, deal, analysis, and report information
Property addresses, city/state/ZIP, purchase price, loan terms, rent assumptions, expenses, rehab budgets, comps, analysis results, saved layouts, portfolio status, exports, and generated reports.
Why: Run real estate analysis, save property records, reanalyze deals, generate exports, and keep your portfolio available across web, iOS, and Android.
Project Tracker, contractor, vendor, and receipt workflow information
Project phases, milestones, budgets, permits, inspections, materials, contractor leads, bid requests, change orders, appliance quote workflow data, contractor agreement draft inputs, saved contractor draft content, daily expenses, receipt costs, receipt images you upload, vendor names, transaction dates, totals, taxes, reviewed line items, categories, suggested bookkeeping accounts, attachment metadata, and review decisions.
Why: Track renovation work, budgets, materials, permits, vendors, contractors, contractor planning templates, receipt costs, and reviewed bookkeeping details for properties you manage in BuildoBox.
Tenant and partnership workflow information
Tenant or applicant names, email addresses, phone numbers, employment status, monthly income, lease details, tenant lease draft inputs, saved tenant draft content, screening workflow notes, partner names, partner emails/phones, ownership percentages, contributions, distributions, and notes.
Why: Support property-specific tenant, lease, screening, contract draft template, partnership, and project-management workflows that users choose to maintain in BuildoBox.
Collaboration, invites, and notifications
Property members, invited email addresses, role assignments, invite token hashes, invite status, notification titles, notification bodies, action paths, read/dismissed state, and metadata about collaboration events.
Why: Let users invite collaborators, control property access, notify users about shared-property activity, and route users to the relevant workflow.
Rehab photo assist
Photos you explicitly select for AI rehab vision, compressed image data, selected room/area labels, AI-generated rehab suggestions, and warnings returned by the model.
Why: Analyze selected room or area photos and map visible rehab needs to BuildoBox catalog line items.
Usage, diagnostics, analytics, and support information
Onboarding completed/skipped state, sync operation metadata, support messages, product-critical email events, request metadata such as IP address for rate limiting and security, server logs, and optional Vercel analytics or speed insights when enabled.
Why: Operate the service, prevent abuse, troubleshoot issues, answer support requests, send product-critical communications, and improve reliability.
How We Use Information

- Sync portfolios, property records, tenant tools, project tracker data, and partnership workflows.

Google Play Data Safety
The same BuildoBox data practices described in this policy apply to the Android app. Google Play Data Safety disclosures should reflect account information, purchases, device ID hash and entitlement records, property and workflow content, selected rehab photos, uploaded receipt images, collaboration invites, notifications, support messages, diagnostics, and optional analytics when enabled.
Android users can start account deletion from the BuildoBox Account screen or request deletion by contacting [email protected]. Deleting a BuildoBox account does not cancel a Google Play subscription; Google Play subscriptions must be managed through Google Play.
Rehab Photo Assist and AI
Rehab photo assist is optional. When you choose a photo, the app reads only the photo you select, compresses it, and sends it to BuildoBox servers so an AI model can identify possible rehab line items. The current implementation does not save selected rehab photos as permanent BuildoBox property records unless a future feature explicitly adds saved image storage.
AI outputs can be incomplete or incorrect. BuildoBox uses the output to suggest rehab line items, not to make legal, lending, tenant-screening, or investment decisions for you.
Receipt Itemization
Receipt itemization is optional and available to Premium Plus users. When you upload a supported receipt image, BuildoBox sends the image to the server to validate your entitlement, run OCR-style extraction with Gemini 2.5 Flash-Lite, and return a draft of vendor details, totals, taxes, and line items for your review.
You review extracted lines before they are applied. Approved lines are stored as Project Tracker receipt costs for materials, permits, or renovation phase actuals. Model output can be incomplete or incorrect, so receipt itemization is a drafting aid and not accounting, tax, legal, lending, or investment advice.
If you choose to save the receipt attachment, image bytes are stored in private object storage with no public URL. BuildoBox stores receipt attachment metadata and reviewed line items in the database, but does not store receipt image bytes inside the property record or Project Tracker JSON.
Analytics
BuildoBox uses Vercel Web Analytics and Speed Insights in the web app to understand aggregate traffic, device, browser, geography, performance, and product interaction patterns. The native apps do not include @vercel/analytics. We use analytics and performance telemetry for product reliability and site analytics, not for third-party advertising tracking.
We avoid intentionally sending email addresses, access tokens, invite tokens, checkout session IDs, or private property details to analytics providers. Because analytics and performance tooling can run across web routes, request paths and basic browser metadata may be processed by those providers according to their service roles.
Third-Party Services
BuildoBox depends on selected infrastructure, authentication, billing, communication, real-time sync, AI, and market-data providers. These providers process information only as needed for the features you use or for service operation.
- Apple for Sign in with Apple, App Store purchases, StoreKit transactions, and App Store subscription notifications.
- Google for Google sign-in, address autocomplete on the website, market or AI-assisted analysis where configured, Gemini-based rehab photo assist, and Gemini 2.5 Flash-Lite receipt itemization.
- Stripe for web subscription checkout, subscription status, and customer portal access.
- Vercel for website hosting, deployment infrastructure, request processing, and optional privacy-preserving web analytics.
- Private object storage providers for receipt attachments when you choose to save uploaded receipt image files.
- Ably for authenticated real-time sync notifications.
- Resend or similar email infrastructure for verification, password reset, invite, and support emails.
- Real estate, contractor, appliance quote, and market-data providers when you request features that depend on outside property or vendor data.
Sharing and Sales
We do not sell your personal information. We do not share your personal information with data brokers. We do not use your information for third-party advertising tracking or cross-context behavioral advertising.
BuildoBox shares information only when needed to operate requested features, provide support, comply with law, protect the service, or support user-directed collaboration. Examples include authentication providers, billing platforms, app stores, hosting and database infrastructure, email delivery, real-time sync, AI and property-data providers, private object storage for receipt attachments, analytics providers when enabled, and support tools.
If you invite collaborators to a property, those collaborators may see property, analysis, project tracker, tenant, partnership, receipt, and notification content based on the role and workflow access you create inside BuildoBox.
International Processing
BuildoBox is operated from the United States. The service providers that host, secure, bill, authenticate, sync, analyze, email, and support BuildoBox may process information in the United States and other countries. Where applicable law requires safeguards for cross-border processing, BuildoBox uses provider contracts and other available safeguards tied to those services.
Your Privacy Rights
Depending on where you live, you may have rights over personal information that BuildoBox controls. You can use the product controls described below or contact [email protected].
- Request access to a copy of personal information associated with your BuildoBox account.
- Correct profile, property, tenant, partnership, project, or receipt information that is inaccurate.
- Delete your account and BuildoBox-managed app data through the iOS or Android Account tab, the web Profile page, or a request to [email protected].
- Request portability of account and workspace information where technically feasible.
- Object to, restrict, or withdraw consent for certain processing where applicable law gives you that right.
- Appeal or complain to a privacy regulator where local law gives you that right.
California users may request to know, access, correct, or delete personal information associated with their BuildoBox account. BuildoBox does not sell personal information, does not share personal information for cross-context behavioral advertising, and does not use sensitive personal information to infer characteristics.
Retention and Deletion
We keep account, subscription, property, tenant, partnership, project, receipt, collaboration, notification, and analysis data while your account is active or as long as needed to provide BuildoBox, comply with legal obligations, resolve disputes, prevent abuse, maintain security, and keep required business records.
You can delete your account directly from the BuildoBox app Account tab or from the web Profile page. Account deletion removes your BuildoBox account and BuildoBox-managed app data, including saved workspace data and receipt attachment records controlled by BuildoBox, subject to limited retention for billing, tax, accounting, fraud prevention, security, abuse prevention, backups, dispute handling, platform compliance, and legal obligations.
Account deletion does not automatically cancel App Store, Google Play, or Stripe subscriptions. Manage active subscriptions through the platform that owns billing. Apple, Google, Stripe, and other service providers may retain their own transaction, tax, fraud-prevention, or compliance records under their policies.
BuildoBox may retain limited billing, transaction, and trial-redemption records after account deletion for tax, fraud prevention, billing dispute handling, legal compliance, and subscription-abuse prevention. These retained records are limited to the identifiers and history needed for billing integrity and do not preserve your deleted workspace content.
Short-lived verification codes, bootstrap tokens, mobile access tokens, and deleted-token tombstones expire or are invalidated as part of normal security workflows.

Security
We use reasonable administrative, technical, and organizational safeguards designed to protect BuildoBox data. No online service can guarantee absolute security, so you should use a strong password, keep your email account secure, and sign out on shared devices.
Children
BuildoBox is not intended for children under 13, and we do not knowingly collect personal information from children under 13.
Terms of Use
These Terms of Use are the agreement between you and BuildoBox for your use of the BuildoBox website, iOS app, Android app, APIs, subscriptions, billing flows, saved analyses, reports, exports, notifications, collaboration, tenant workflows, partnership workflows, project tracking, contract draft templates, rehab photo assist, receipt itemization, support, and related services. By creating an account, using BuildoBox, starting a trial, or purchasing a subscription, you agree to these Terms.
Acknowledgement
These Terms are between you and BuildoBox only, and not with Apple. BuildoBox, not Apple, is responsible for the BuildoBox app and its content. These Terms do not create usage rules for the Apple platform app that conflict with the Apple Media Services Terms and Conditions.
License and Ownership
BuildoBox is licensed, not sold. Subject to these Terms, BuildoBox gives you a limited, revocable, non-transferable, non-exclusive license to use the service for your own real estate analysis, property workflow, project tracking, tenant workflow, partnership workflow, and reporting purposes.
For apps downloaded from Apple, this license lets you use BuildoBox on Apple-branded products that you own or control as permitted by the Apple Media Services Terms and Conditions. BuildoBox may also be accessed and used by other accounts associated with you through Family Sharing or volume purchasing where Apple permits that access.
BuildoBox and its software, designs, workflows, templates, documentation, branding, and service infrastructure remain owned by BuildoBox or its licensors. These Terms do not transfer ownership of BuildoBox intellectual property to you.
Acceptable Use
You may not copy, resell, sublicense, rent, lease, distribute, scrape, reverse engineer, bypass access controls, probe for vulnerabilities, overload infrastructure, introduce malicious code, impersonate another person, infringe rights, or use BuildoBox in a way that violates law or disrupts the service.
You are responsible for keeping your account credentials secure, for the information you enter, and for the collaborators you invite to a property or workflow.
Account Responsibilities
You are responsible for your credentials, property assumptions, saved records, uploaded photos and receipts, tenant and partner details, collaborator invites, and decisions made from BuildoBox reports or exports.
You must have the right to enter or upload content about properties, tenants, partners, contractors, contract draft template inputs, saved draft content, vendors, receipts, and collaborators. Do not enter sensitive information that is unrelated to BuildoBox real estate analysis, property workflow, project tracking, tenant workflow, contractor workflow, partnership workflow, contract draft template, or receipt workflow features.
User Content and Collaboration
Your property records, deal assumptions, tenant workflow data, partnership workflow data, project notes, contractor leads, bid requests, contract draft inputs, saved contract draft content, appliance quote workflow data, uploaded or selected photos, receipts, reports, and other workspace content remain yours. You give BuildoBox permission to host, process, transmit, display, analyze, back up, and secure that content as needed to operate the features you use, support collaboration, provide exports, troubleshoot issues, maintain security, and improve reliability.
If you invite collaborators to a property, those collaborators may see property, analysis, project tracker, tenant, contractor, contract draft template, partnership, receipt, and notification content according to the role and workflow access you create. You are responsible for inviting only people who are authorized to view that property or workflow data.
The Privacy Policy above explains how BuildoBox collects, uses, shares, retains, and protects information. By using features that send data to service providers, billing platforms, authentication providers, AI models, property-data providers, or collaborator accounts, you consent to the processing needed for those features.
Contract Draft Templates
BuildoBox contract drafts are informational planning templates only. They are not legal advice, are not a substitute for a lawyer or licensed professional, are not jurisdiction-specific legal documents, and may not satisfy federal, state, provincial, local, disclosure, licensing, consumer-protection, tenancy, construction, or cancellation requirements. Review all drafts with qualified counsel or the applicable authority before signing or relying on them.
Contract draft templates are planning aids for tenant and contractor workflows. You are responsible for reviewing every field, confirming local requirements, adding any required notices or disclosures, and deciding whether a draft is appropriate for a specific property, tenant, contractor, project, or transaction.
Receipt Itemization and User Review
Receipt itemization is a drafting and workflow aid. You remain responsible for verifying receipt line items before applying them, confirming that costs are assigned to the correct material, permit, or renovation phase, and keeping any records needed for your own bookkeeping, taxes, lender, partner, or compliance obligations.
BuildoBox may use AI and OCR-style extraction to suggest vendors, dates, totals, taxes, categories, bookkeeping accounts, and line-item allocations, but those suggestions are not accounting, tax, legal, lending, appraisal, inspection, or investment advice.
Subscriptions, Trials, and Billing
Free and paid features may change over time. Paid subscriptions renew unless cancelled through the platform that owns billing for the purchase, such as the Apple App Store, Google Play, or Stripe billing portal. Cancelling a subscription stops future renewal but does not automatically delete your BuildoBox account or data. Deleting your BuildoBox account does not automatically cancel an App Store, Google Play, or Stripe subscription.
Trial eligibility, renewal timing, taxes, refunds, payment disputes, and failed-payment handling are managed by the platform or payment processor used for the purchase unless BuildoBox expressly states otherwise. If a payment fails or a subscription expires, paid features may be suspended or downgraded.
Premium and Premium Plus access may be platform-specific or multi-platform depending on the purchased tier and the entitlement state verified by BuildoBox servers. BuildoBox may prevent duplicate purchases or ask you to manage the existing billing owner when Stripe, Apple, or Google Play entitlement records conflict.
Analysis, Reports, AI, and Professional Advice
You are responsible for the decisions you make from BuildoBox outputs. BuildoBox provides calculators, comps, estimates, location and market context, AI-assisted rehab suggestions, receipt extraction, contractor leads, appliance quote data, contract draft templates, reports, exports, and user-created records for planning and productivity. It does not provide legal, tax, lending, appraisal, brokerage, inspection, insurance, tenant-screening, accounting, contractor, or investment advice.
You must review AI, OCR-style, calculator, report, and export outputs before using them in budgets, bookkeeping, partner reports, tenant workflows, contractor decisions, contract workflows, lender materials, tax records, or property transactions. Calculations, comps, estimates, AI outputs, contract drafts, reports, and third-party data can be incomplete, delayed, inaccurate, or unsuitable for a particular transaction.
External Services and Third-Party Data
BuildoBox may connect to Apple, Google, Stripe, Vercel, Ably, Resend or similar email providers, private object storage, AI providers, real estate and market-data providers, contractor data, appliance quote providers, maps or address services, and device platform services. Those services may have their own terms, privacy policies, availability, rate limits, and accuracy limits.
BuildoBox is not responsible for third-party services, third-party websites, third-party data, or changes made by those providers. Access to an integration may be limited, changed, suspended, or removed if a provider changes its service or terms.
You agree to comply with applicable third-party terms when using BuildoBox features that connect to authentication, billing, maps, AI, market data, communication, contractor, appliance quote, storage, analytics, or device platform services.
Support, Maintenance, and Changes
BuildoBox may provide support through in-product flows, email, or other channels, but no specific response time or uninterrupted maintenance window is guaranteed unless a separate written agreement says otherwise. Features may be updated, added, removed, or limited to protect users, comply with law, maintain security, or improve the service.
BuildoBox is responsible for maintenance and support for the BuildoBox app as described in these Terms or required by applicable law. Apple has no obligation to furnish any maintenance or support services for BuildoBox.
Termination
We may suspend or terminate access if an account violates these Terms, creates security or operational risk, infringes rights, abuses the service, or fails to pay required fees. You may stop using BuildoBox at any time and may request account deletion as described in the Privacy Policy.
After termination, provisions that by their nature should continue will continue, including ownership, payment obligations, warranty disclaimers, liability limits, and dispute or governing-law terms.
Warranty Disclaimer
BuildoBox is provided as-is and as-available. To the fullest extent allowed by law, BuildoBox disclaims all warranties, whether express, implied, or statutory, including implied warranties of merchantability, fitness for a particular purpose, title, non-infringement, availability, accuracy, and quiet enjoyment.
We do not guarantee uninterrupted access, error-free calculations, complete market data, AI accuracy, third-party service availability, or that any output will meet your needs. Some jurisdictions do not allow certain disclaimers, so some limits may not apply to you.
For apps downloaded from Apple, if BuildoBox fails to conform to any applicable warranty that cannot be disclaimed, you may notify Apple and Apple will refund the purchase price, if any, for the app. To the maximum extent permitted by applicable law, Apple has no other warranty obligation for BuildoBox. Any other claims, losses, liabilities, damages, costs, or expenses attributable to a warranty failure are BuildoBox's responsibility, subject to these Terms.
Limitation of Liability
To the fullest extent allowed by law, BuildoBox is not liable for indirect, incidental, special, consequential, exemplary, punitive, lost-profit, lost-revenue, lost-data, business-interruption, property-transaction, financing, tax, legal, investment, tenant, contract draft, contractor, or third-party service damages.
Where liability cannot be excluded, BuildoBox liability is limited to the greater of the amount you paid BuildoBox for the service during the three months before the event giving rise to the claim or 100 U.S. dollars.
Product Claims
BuildoBox, not Apple, is responsible for addressing claims by you or any third party relating to BuildoBox or your possession and use of BuildoBox, including product liability claims, claims that BuildoBox fails to conform to a legal or regulatory requirement, and claims arising under consumer protection, privacy, or similar laws.
Intellectual Property Claims
If a third party claims that the Apple platform app or your possession and use of the Apple platform app infringes that party's intellectual property rights, BuildoBox, not Apple, is responsible for investigating, defending, settling, and discharging that claim to the extent required by applicable law and subject to these Terms.
Export, Sanctions, and Government Use
You may not use, export, re-export, or transfer BuildoBox in violation of U.S. export control, sanctions, or trade laws. You represent that you are not located in a country or region subject to U.S. government embargo or designated by the U.S. government as a terrorist-supporting country, and that you are not listed on any U.S. government list of prohibited or restricted parties.
If BuildoBox is used by or on behalf of the U.S. government, it is provided as commercial computer software and commercial documentation, with only the rights granted to other users under these Terms unless a written agreement says otherwise.

Apple Platform Terms
For apps downloaded from Apple, Apple is not a party to these Terms and is not responsible for BuildoBox, support, maintenance, claims, product liability, intellectual property claims, or legal compliance related to BuildoBox. Apple and Apple's subsidiaries are third-party beneficiaries of these Terms. Once you accept these Terms, Apple has the right, and will be deemed to have accepted the right, to enforce these Terms against you as a third-party beneficiary for the Apple platform app.
Governing Law
These Terms are governed by the laws of the State of California and applicable U.S. federal law, without regard to conflict-of-law rules, except where local consumer law requires another governing law. Courts located in California will have exclusive jurisdiction unless applicable law requires a different forum.
